Most renovations go wrong in the same three places: the budget, the order of works and the decisions left too late. This planner is the one our contributors use for their own homes. It will not make your renovation cheap, but it will make it calm.
Part one: the real budget
Start with the number you can spend, then take twenty per cent away and put it aside. That is your contingency, and you will use it. Old houses hide things behind walls, and you only find them when the walls are open.

Then split what is left into three columns: things that are hard to change later, things that are easy to change later, and things you want. Spend in that order.
